Are student lets a good investment?
This is a strategy that consistent attracts investors. Although all property can carry risks and student lets are no exception, one of the risks for property investing, is if there enough tenant demand. Purpose built student accommodation is located centrally by Universities, providing consistent demand from students looking to find suitable local accommodation for the whole acadmic year, meaning demand is high and consistent. Yields are also strong, often 8%+ net returns after management fees, which out performs standard buy to lets in the same city for yields. Capital growth often follows local house prices, so if nearby property prices are increasing, and rental yields are going up then student properties are often sold at a price that gives a consistent yield to a future buyer. Student property investments are often apartments rather than houses, and this helps lower the cost (and therefore risk) of purchasing the asset, although what does it actually cost to buy an apartment will vary depending on the location
Are student lets easy to sell in the future?
Yes it is absolutely possible to re-sell student lets, and as demand is often high from investors for high yielding properties, student lets are an appealing strategy for buyers. Of course this would be to another investor as they are not suitable for homeowner occupiers. However demand for properties with a PBSA strategy, are consistently strong due to the higher rental yields they achieve when compared to most standard buy-to-lets.
Which locations are best to buy student lets in?
Many major cities and towns in the UK have some student population. However you want to focus on locations with a major university. This is often locations with 100,000 local residents population or higher. This includes all of the major cities and many of the larger towns to.
