Cookies are small files a website can store on your computer or phone to remember things about your visit. This page explains what our website stores on your device, who stores it, why, and how to clear it.

The Short Version
Our website sets no cookies of its own, and none for analytics or advertising. We rebuilt the site in 2026 as a modern static website, and we deliberately kept tracking to a minimum:
- Our analytics tool, Matomo, runs in cookie-free mode. It counts page views, clicks on links to other websites, and a few actions on our pages, such as clicking through to one of our property pages or playing our house price game. We use this to see which pages and features get used and to improve the site. It stores nothing on your device.
- We do not use Google Analytics, advertising pixels, or any other advertising trackers.
- We do not show a cookie consent banner. A few services we use from other companies can store things on your device, and our house price game saves your progress in your browser. Both are described below.
What Can Still Be Stored On Your Device
Enquiry and sign-up forms
Our forms are provided by ActiveCampaign, the email service we use to send you the property alerts and updates you ask for. The form loads from ActiveCampaign's own servers. When it loads, ActiveCampaign's hosting sets a short-lived security cookie on its own domain (named __cf_bm, lasting about 30 minutes) to protect the form from bots. The form also uses Google reCAPTCHA to block spam, and Google may store its own cookies for that under Google's privacy policy. ActiveCampaign's site tracking script is not installed on any page of our site, and our site only allows scripts to load from a fixed list of sources, which does not include ActiveCampaign's tracking server.
Embedded content
A small number of our articles embed a YouTube video, our contact page embeds a Google map of our office, and the page you land on after sending a buyer enquiry (/joined-property-club/) embeds a Calendly booking calendar. When you open one of those pages, YouTube, Google or Calendly may set its own cookies, under its own cookie policy. Nothing is set until you open that page.
The house price game
Our house price game saves your progress in your browser, in a small browser database named piuk-higher-lower, not in a cookie. It holds one record for each day you play, labelled with the game pack's version and build date and the day, so there is a second record for the same day only if we update the pack that day. For each game you play that day it holds the round you are on, your score, whether each guess was right, whether you have finished, and your latest guess until you move on to the next round. It contains nothing that identifies you, and it stays in your browser until you clear your site data, so you can normally pick a game back up later the same day. If your browser will not let the game use that database, or a save fails, the game keeps your progress in memory for that tab only, and it is gone when you close or reload the page. Earlier versions of the game saved the same progress in your browser's local storage instead. The game copies that day's old entry into the database once, the first time it looks for it, and leaves the old entry where it is. Clearing your site data removes those old entries too.
Separately, the game sends a few events to Matomo in the same cookie-free way as a page view: when you start a game, after each guess, when you finish, and when you open the share card, copy your result or save the result image. Each event carries the game mode and, where it applies, the round number or your score.
How To Manage Cookies
You can set your browser to restrict or block cookies if you wish, and clearing your browser's site data removes the game's saved progress too. Because our own site sets no cookies, blocking them will not break your reading experience here, although a third-party form, booking calendar, map or video may not work fully.
