While glass towers like The Mercian and the Beetham Tower transform the city centre skyline, the real wealth of England's second city remains concentrated in the private, gated estates of its leafy suburbs.

Our exclusive analysis of HM Land Registry price paid data from January 2020 to November 2025 reveals a clear winner: Sutton Coldfield's Four Oaks Estate (B74) now dominates Birmingham's most expensive streets, claiming eight of the top ten positions. The Solihull villages to the south complete the picture, with Grove Lane (B94) taking the overall crown at £2.63 million average.

The highest individual sale in our dataset is the £5 million detached house on Roman Road, sold in March 2022. This exclusive address in Little Aston recorded nine transactions during the period, with prices ranging from £1.1 million to £5 million, making it one of the most active streets in the region's ultra-prime market.

The dominance of Sutton Coldfield is striking. Eight of the top ten streets sit within the B74 postcode, home to the famous Four Oaks Estate where private roads, mature grounds, and architect-designed mansions have attracted the region's wealthiest families for generations.

Grove Lane in the B94 Solihull villages claims the top spot at £2.63 million average, based on two significant transactions including a £3.9 million sale in May 2022. Luttrell Road follows at £2.62 million, while Roman Road stands out for combining ultra-high values with genuine market activity: nine sales ranging from £1.1 million to £5 million.

What separates these streets from Birmingham's city centre developments is the type of property. Every home in the top 10 is a substantial detached house, typically set on large plots, extensive gardens, and complete privacy. These aren't luxury apartments with views. They're family estates.

Every property in the top 10 is a detached house. This confirms what the average prices suggest: Birmingham's ultra-prime market is driven by family estates, not penthouse apartments.

The £5 million Roman Road sale in March 2022 remains the benchmark. The Solihull villages (B94) feature prominently with three entries in the top five, including the £4.3 million Leafy Lane sale and the £4 million Bates Lane transaction from June 2024. These rural postcodes covering Tanworth-in-Arden, Lapworth, and surrounding areas offer country estate living within commuting distance of Birmingham.

What's notable compared to London's most expensive streets or Manchester's top addresses is that Birmingham's highest transactions are consistently in suburban and semi-rural locations. The city centre barely features. Birmingham's wealthy buyers want land, privacy, and space.

This table flips the story completely. While Birmingham's wealthiest individuals live in Sutton Coldfield and the Solihull villages, the highest total transaction values are concentrated in the city centre.

Shadwell Street in B4 leads with £130.7 million across 412 transactions, an average of £317,254 per sale. These are new-build apartment developments selling in volume rather than individual mansions commanding headline prices. Windmill Street, Broad Street, and Granville Street follow the same pattern: high-rise residential schemes generating massive turnover.

The contrast is instructive for investors. A street like Roman Road might see nine sales over five years. Shadwell Street sees 412. The city centre offers liquidity and rental demand. The suburbs offer capital appreciation and prestige. Two entirely different markets operating under the same "Birmingham" label.

Streetsbrook Road in Solihull is the notable exception. It makes the top 10 with £56.7 million from just 130 transactions, an average of £436,004 per sale. This long arterial road through Solihull combines Victorian villas, modern family homes, and apartment conversions, giving it both volume and value.

Where Do Birmingham's Millionaires Actually Live?

Search for "posh areas in Birmingham" and you'll find plenty of lists. But the data reveals four distinct zones where the city's genuine wealth concentrates, each with its own character and buyer profile.

1. Four Oaks Estate, Sutton Coldfield (B74)

This is Birmingham's current heavyweight champion. The Four Oaks Estate is a private residential enclave with exclusive roads including Luttrell Road, Ladywood Road, Roman Road, and Hartopp Road. Properties here are bespoke mansions on plots often exceeding an acre, many with gated entrances, tennis courts, and swimming pools.

The area attracts Premier League footballers, successful entrepreneurs, and business leaders who value privacy and space over city centre convenience. Former Aston Villa chairman Sir Doug Ellis famously lived on Ladywood Road. The proximity to Sutton Park, one of Europe's largest urban parks, adds to the appeal.

Key stat: Eight of the top 10 most expensive streets are in B74, with average prices ranging from £1.75 million to £2.62 million.

2. Little Aston and Roman Road (The £5 Million Zone)

Technically just across the border in Lichfield district, Little Aston is physically attached to Sutton Coldfield and serves the same ultra-high-net-worth market. If we drew the boundary slightly differently, Roman Road would top every Birmingham rich list.

Roman Road recorded a £5,000,000 sale in March 2022, the highest in our entire dataset. The street averaged £1.95 million across nine transactions, with the most recent sale in August 2025 achieving £1.975 million.

This is the "Billionaire's Row" of the Midlands. Actor Roger Moore once owned property in the area, and it continues to attract celebrities, sports stars, and industrial magnates who want the ultimate in privacy.

3. The Solihull Villages (B91, B93, B94)

South of Birmingham lies what locals call the "Golden Triangle" of Solihull, Dorridge, Knowle, and the surrounding villages. While administratively separate from Birmingham, these areas function as prime residential locations for the city's elite.

Grove Lane (B94) tops our most expensive streets list at £2.63 million average. Arden Road (B93) recorded a £3.5 million sale in July 2024.

The appeal here is different from Four Oaks. The Solihull villages offer a semi-rural setting with outstanding schools and fast rail links to London Marylebone. It's where senior executives, successful professionals, and families wanting space and excellent education choose to settle.

4. Edgbaston (B15, B17)

Edgbaston is the choice for old money and city lovers. If you want a mansion but need to be five minutes from your corporate headquarters or a Michelin-starred restaurant, this is where you look.

Much of B15 sits within the Calthorpe Estate, an active conservation area with tree-lined streets and grand Victorian and Edwardian properties. Carpenter Road is often called Birmingham's "Millionaire's Row," with individual sales exceeding £4.7 million in recent years. Farquhar Road and Woodbourne Road also command premium prices.

The University of Birmingham, Queen Elizabeth Hospital, the Botanical Gardens, and Edgbaston Cricket Ground all add to the area's prestige. While Sutton Coldfield has the higher ceiling prices, Edgbaston remains Birmingham's most prestigious urban address.

How to find the most expensive streets in Birmingham

Here is the step-by-step process we followed to get the data on all of the highest priced property sales and most expensive streets across the city of Birmingham.

For this guide, we analysed the following Birmingham and surrounding postcodes: B1, B4, B5, B13, B15, B16, B17, B26, B45, B47, B48, B72, B73, B74, B75, B76, B90, B91, B92, B93, B94, B95, and B96.

Here is the approach:

  1. Visit HM Land Registry price paid data set.
  2. Select your postcodes and property types (we choose all property types; detached, semi-detached, terraced and flat/maisonette. We missed 'other' as this often includes commercial properties and we are only looking for residential homes.
  3. Select your dates (we selected 01-01-2020 to the latest date available).
  4. The select how many results you would like. You can limit it to 100 for example. We selected 'All'
  5. Then download the data set and review for the highest sales

Note: Remember to remove duplicates as HM Land registry property transaction datasets can on occasion include duplicate listings and if these aren't removed it can skew the data especially for average property prices on specific streets where there are low transaction volumes.

Yes. All the data comes from the HM Land Registry Price Paid Data, which is free to search and download. You can filter by postcode, date range, and property type to run your own analysis.

Does this data include all property types?

This guide focuses on residential properties only: detached houses, semi-detached houses, terraced houses, and flats. We filtered for Category A transactions (standard sales) to exclude bulk purchases, repossessions, and transfers between related parties that could distort the averages.
