Lake District Holiday Let Income and Occupancy by Town
More bookings sound like more money. In the Lake District, the numbers do not work that neatly. The town with the highest occupancy is not the highest earner, while the town charging the highest nightly rate has the lowest occupancy.
That is why this guide looks beyond one headline figure. It compares 11 towns by average revenue, occupancy and nightly rate, then looks at local asking prices, quiet months and running costs. You can see which towns lead on each measure, and why gross revenue is only the starting point.

The property mix behind each average matters too. A town with more one- and two-bedroom cottages may show lower nightly rates but appeal to a broader pool of couples and smaller families. A town with more four-bedroom-plus houses may command more per night but rely on a smaller pool of group bookings. Local demand, property quality, availability and pricing also affect the result.
Estimated average annual gross holiday-let revenue ranges from £16,159 in Penrith to £33,690 in Bowness-on-Windermere. Estimated average occupancy ranges from 40% to 50%.
These are town-level market averages, not a forecast for one house or the total turnover of every holiday let in a town. Lower-earning or limited-availability listings can pull an average down. A second home offered for only a few weeks is one possible example, while a professionally operated property available for most of the year may earn more than the town average. AirROI does not identify why an individual listing was unavailable or whether it was a second home.
The figures come from a rolling 12-month short-let snapshot retrieved on 30 July 2026 and cover active Airbnb and Vrbo listings. We have joined them to July 2026 average outcode asking prices to show what the gross revenue represents against the local entry price.
How Much Could a Lake District House Make From Holiday Letting?
The 11 estimated town averages below range from £16,159 to £33,690 a year in gross holiday-let revenue. They are market benchmarks, not a prediction for one house.

How to read the table: revenue, occupancy, nightly rate and active listings are AirROI estimates derived from Airbnb and Vrbo market data. Revenue is the source's aggregated trailing-12-month market metric, not total town turnover or a property forecast. Occupancy is its aggregated percentage for how often the included short-term rentals were booked; the summary does not expose a separate booked-night denominator. Active listings are 12-month means, rounded to the nearest whole listing. Braithwaite has the smallest active market at 43 mean listings, so its position may move more than a larger market such as Keswick.
The official Lake District tourism figures report 17.73 million tourists and 26.85 million tourist days in 2024. That gives the region a large visitor economy, but it does not make every town or property perform in the same way.
Bowness-on-Windermere leads this snapshot for estimated average gross revenue. Keswick has the largest market, with an average of 474 active listings, but ranks fourth for estimated revenue. Hawkshead combines the highest nightly rate with the lowest occupancy. These differences are why one Lake District average cannot answer a town-level question.
Gross Holiday Let Revenue Against Asking Prices
Gross revenue is only one side of the calculation. We joined each town to its manually verified postcode district and divided the estimated annual revenue by the July 2026 average asking price for that outcode.
This is not a net return. It does not deduct finance, management, agency commission, cleaning, linen, utilities, insurance, rates, repairs or furniture.

The asking-price data is not town-specific. LA22 covers Ambleside, Grasmere and Hawkshead; LA23 covers Windermere and Bowness-on-Windermere; CA12 covers Keswick and Braithwaite. Towns sharing an outcode therefore share the same asking-price input in this comparison. Asking prices are also not completed sale prices.
Because the entry price changes the ratio, use the table alongside the asking price of an actual investment property. Run the same calculation when comparing a standard buy-to-let property or a below market value property, rather than assuming that a lower purchase price automatically produces a stronger net return.
Cockermouth and Kendal are the only towns here with a calculable long-term gross yield in the July 2026 dataset, at 3.9% and 3.3% respectively. Their holiday-let gross revenue/asking figures are higher, but the two measurements are not like for like because a holiday let carries a different cost and workload profile. How to Estimate Income for One Lake District Holiday Let
The only annual range in this snapshot is town-level: £16,159 to £33,690. It is not a range for one house. The available property-level distribution is monthly. In August 2025, the highest-revenue completed month in the 12-row Keswick release below, estimated property revenue ran from £2,632 at the 25th percentile to £12,708 at the 90th percentile. That spread is wider than the difference between many of the town averages.
A property-level estimate should first compare homes with the same guest capacity, bedrooms, location, parking, outdoor space, finish and booking availability. It should then calculate gross revenue and operating costs separately.

Changeover costs depend on stay length as well as occupancy. A home with many two-night bookings can create more cleaning and linen costs than one earning similar gross revenue from week-long stays. In Keswick, the estimated average stay is 4.7 nights, so occupied nights divided by 4.7 gives a more useful starting point for the number of changeovers than revenue alone.
This model also makes the difference between gross and net visible. The town table can help choose realistic inputs; it cannot tell you what remains after the individual property's costs.
Why Occupancy Does Not Tell the Whole Story
Occupancy measures how often a property is booked. Revenue also depends on the nightly rate, the number of bookable nights, stay length and the mix of properties in the market.
Hawkshead shows the trade-off. Its estimated occupancy is the lowest in this comparison at 40%, while its £290.80 average nightly rate is the highest. Kendal moves in the opposite direction: 49% occupancy, but a much lower £162.30 average nightly rate.
Market size is not a shortcut either. Keswick has more than ten times Braithwaite's mean active listings, yet Braithwaite ranks higher for estimated average revenue. Braithwaite's smaller active market means its town-level figure may move more and is a reason to inspect comparable properties rather than treating a town average as a promise.
Lake District Holiday Let Seasonality
Using the same complete July 2025 to June 2026 period for every town reveals a shared winter low. January had the lowest estimated average monthly revenue in all 11 markets. Revenue peaked in July for Braithwaite, Keswick and Hawkshead, and in August for the other eight towns.

The monthly figures are separate cross-sectional estimates for each calendar month. They should not be added together to recreate the rolling 12-month summary because AirROI supplies that annual metric separately and this release does not expose enough methodology to reconcile it exactly with the monthly means. This is one dated API release, not a permanent rule for every year.
Property-level spread can be wider than the monthly averages suggest. In Keswick in August 2025, AirROI's estimated revenue ran from £2,632 at the 25th percentile to £12,708 at the 90th percentile. Property size, specification, position, reviews, availability and management can all change where one home sits within that range.
Council Tax or Business Rates for a Lake District Holiday Let?
The answer depends on how the property is used. A market-wide occupancy average cannot decide the position for an individual home.

The business-rates tests are set out by gov.uk. The 100% second-home premiums have applied since 1 April 2025 in both Cumberland and Westmorland and Furness.

Holiday Lets for Sale in the Lake District
A property advertised as a Lake District holiday let can be an established short-let with trading records, an ordinary house or flat with holiday-let potential, or a lodge on a managed site. Those are different purchases. Before comparing asking prices, establish exactly what is included and whether the advertised income is historic, projected or simply based on a nearby property.

Six Checks for a Lake District Holiday Let Listing
- Compare like with like. Match the property to homes with a similar town, number of bedrooms, guest capacity, parking, outdoor space, finish and availability. A four-bedroom house should not be judged against an average shaped by smaller cottages.
- Ask for the last 12 complete months. If the property has already been let, ask for gross revenue, booked nights, nights available and the average nightly rate. This separates actual trading from an annual projection.
- Use the town benchmark. Compare the listing's figures with the revenue, occupancy and nightly-rate averages above. A result far above the town average may be possible, but it needs a clear property-level reason.
- Check the quiet months. Compare the figures with the July 2025 to June 2026 seasonality panels. A projection built from summer weeks alone does not show how the property performs across a full year.
- Separate revenue from costs. Find out which booking fees, management, cleaning, linen, utilities, rates, insurance, repairs and replacement costs sit outside the advertised figure.
- Establish what transfers with the sale. Ask whether future bookings, furniture, management arrangements and any marketing assets are included, and confirm that the property can be used as proposed before relying on its existing or projected income.

Until the criteria are met and the Valuation Office changes the assessment, the property remains in council tax; a furnished second home may also face the local second-home premium. The position depends on the individual property.
