Most Expensive Streets In Birmingham: New Top 10
Birmingham stands out as one of Europe's youngest cities (based on its resident population).
This significantly shapes its growing housing market, and the evolving city centre is adding more homes to cater for this youthful demographic.
Like all major cities, affordable housing remains a challenge in Birmingham, as the city is home to some of the UK's most prestigious (and expensive) addresses outside London.
To help create a more balanced housing market, there are big things to come in Birmingham with the 'Big City Plan', set to create over 50,000 new jobs, 5,000 new homes and contributing £2.1 billion to the economy each year.
While modern glass towers are beginning to transform Birmingham's skyline, it's the leafy suburbs that continue to dominate the luxury element of the cities housing. The richest roads are found in Sutton Coldfield's B74 postcode district and Solihull's B94 postcode district, which stand out as the city's golden streets.
This article explores Birmingham's most prestigious addresses, revealing where the highest property values and sales volumes combine to create the city's wealthiest residential areas.

The affluent suburb of Sutton Coldfield dominates Birmingham's most expensive streets list, with Luttrell Road (B74) claiming the top spot with an average price of £3 million. This figure, based on two significant transactions of £3.5 million and £2.5 million, showcases the premium nature of this exclusive address.
What's particularly striking about Birmingham's property landscape is the overwhelming presence of the B74 postcode area, with seven out of the ten most expensive streets located in Sutton Coldfield. This includes prestigious addresses such as Ladywood Road (£2.61M), Park Drive (£2.04M), Roman Road (£2.02M), Keepers Road (£1.82M), Cherrywood Way (£1.76M), and Laureates Walk (£1.76M).
Roman Road stands out as particularly noteworthy, showing the highest number of transactions with seven sales ranging dramatically from £1.1 million to an impressive £5 million - the highest individual sale price in the HM Land Registry dataset.
Similarly, Park Drive and Keepers Road each recorded four transactions, indicating more active market movement in these premium locations.
The remaining spots in the top 10 showcase the diversity of Birmingham's luxury property market. Grove Lane in the B94 area commands the second-highest average at £2.63 million, showcasing two contrasting transactions of £3.9 million and £1.36 million. Gentlemans Lane (B95) secures fourth place with a £2.47 million average, while Waverley Grove in Solihull (B91) rounds out the top 10 with an average of £1.72 million.
The variation in prices within each street - for example, Waverley Grove's range from £925,000 to £2.53 million - demonstrates the diversity of properties even within these exclusive locations.
The data confirms Sutton Coldfield's status as Birmingham's premier location for luxury properties, while also highlighting significant high-value pockets in other parts of the greater Birmingham area, particularly in the B94 and B95 postcodes.

Birmingham's highest individual property sales reveal the dominance of luxury detached houses, with all top 10 transactions being substantial detached properties across the city's most prestigious areas.
The highest sale in the HM Land Registry dataset stands at an impressive £5 million for a detached house on Roman Road in Sutton Coldfield (B74). This exclusive area continues its strong showing with three more entries in the top 10: a £3.7 million property on Ladywood Road, a £3.5 million home on Luttrell Road, and a £3.45 million residence on Hartopp Road.
This shows Birmingham's appeal to ultra wealthy high net worth homebuyers.
The affluent B94 postcode area, covering parts of Solihull and its surroundings, features prominently with two significant sales: a £4.3 million property on Leafy Lane and a £3.9 million home on Grove Lane. These sales demonstrate the area's appeal to luxury property buyers, with both transactions occurring within a year of each other.
Solihull's B93 postcode also makes its mark with two entries: a £3.5 million property on Arden Road and a £3.25 million home on Four Ashes Road. The B95 area joins the list with a £3.8 million sale on Mill Lane, while Solihull's B91 postcode rounds out the top 10 with a £3.1 million property on Alderbrook Road.
What's particularly noteworthy about Birmingham's luxury property market is that, unlike some other major cities like the most expensive streets in London, or the most expensive streets in Manchester, the highest value transactions are consistently found in the suburban areas rather than the city centre.

How to find the most expensive streets in Birmingham
Here is the step-by-step process we followed to get the data on all of the highest priced property sales and most expensive streets across the city of Birmingham.
Birmingham includes the major 'B' postcodes and we looked at the highest priced areas to focus our research on, including the postcode districts of B1, B47, B48, B72, B74, B75, B91, B93, B94, B95 and B96.
Here is the approach:
- Visit HM Land Registry price paid data set.
- Select your postcodes and property types (we choose all property types; detached, semi-detached, terraced and flat/maisonette. We missed 'other' as this often includes commercial properties and we are only looking for residential homes.
- Select your dates (we selected 01-01-2020 to the latest date available).
- The select how many results you would like. You can limit it to 100 for example. We selected 'All'
- Then download the data set and review for the highest sales
Note: Remember to remove duplicates as HM Land registry property transaction datasets can on occasion include duplicate listings and if these aren't removed it can skew the data especially for average property prices on specific streets where there are low transaction volumes.
You can of course do this for other postcode districts, towns and cities across England and Wales.
You can also see our most recent property data analysis for nearby locations, including house price data on the best buy-to-let areas for Dudley, Lichfield, Walsall and Wolverhampton.
